APPLICATION PROCESS
CREDIT CHECK
The policy of management is one of equal opportunity and non-discrimination in compliance with all Civil Rights legislation, Section 504 of the Rehabilitation Act of 1973 and Affirmative Fair Housing Marketing requirements as set forth individually for each property. No applicant would be denied on the basis of race, color, religion, sex, familial status, handicap status or national origin. Applicants must meet all of management's tenant selection requirements to gain admission to a property rented or managed by management. MANAGEMENT'S REQUIREMENTS Minimum credit score of 550 with no write-off, foreclosure, repossession or bankruptcy within the last year. Few or no recent collections. Good standing with all landlords. Co-signers for credit purposes are not allowed. Credit qualifications for multi-adult households will be averaged. All eligible applicants will be subject to the following screening criteria: a) Credit in good standing No prior landlord, property owner or mortgagee non-payment other rental lease violations except in those circumstances where remedies can be third party verified in writing. Denied applicants may re-apply at such time that violations have been remedied and can be verified. Generally, non-payment of rent/apartment damages can be remedied through third party verification of payment. Other lease violations such as unlawful, poor housekeeping, undisciplined children, quiet enjoyment complaints, etc. will be taken into consideration along with other related screening criteria such as home visits and police checks. No debt can have been written-off within one year of application, including bankruptcy as a write-off. Any history or pattern of consumer debts with the exception of medical bills and student loans showing balances older than six months must accompany written evidence on creditor’s stationary indicating payment plan. b) Police record check showing no record of past criminal activity, as allowable by law on all occupants, as it relates to the following:
c) Affidavit from head of household that all family members under 18 of age have not been convicted of a crime classifying them as an adult. If this affidavit cannot be made, a record check on those members must also be obtained by parent or guardian and thereby subjected to the police check criteria for adults. d) Previous landlord verification of rent payment history and care of the unit. If previous landlord verification is not available, the current landlord verification must be used. In all cases, a landlord history or mortgage payment history must be obtained. e) To the extent employment income is a component of income eligibility and ability to pay rent, verifiable employment history must include the following:
